Ocean Blue Hill San Jose is seven minutes north of MontaƱita on the hill of Samai and neighbors Olon.  This is a small community of seven homes and only three lots for custom homes remain.  Ocean Blue Hill is for home buyers who do not desire to be located in a private community per se, as there are no common areas, just large, 1/4 acre lots, each with expansive views overlooking the ocean.  The community members do, however, share a private gate.  The homes have balconies on every bedroom with panoramic ocean views.  They each are designed with every modern luxury including granite countertops, custom cabinets, master bedroom jacuzzi and an ocean view hot tub and/or infinity edge pool.

Ocean View Hill in Manglaralto / Rio Chico is just three minutes south of MontaƱita and directly on the beach.  This development is the only one in the area that includes both beachfront and hilltop estates as well as a beautiful presale condominium opportunity.  Ocean View Hill consists of 28 homesites starting at $125,000 up to $300,000 for a large custom luxury property.  Lot sizes range from 3,000 to 12,000 square feet and are not sold without a building contract. The development is a traditional gated community with security and grounds keeping 35% of the area dedicated to common area.  Nine homes are already under contract and were delivered by June, after opening the doors to the community in just the last eight months.


Chad and Lisa Baltrusch are the Stateside developers on this project.  Chad has served as President and qualifying license holder of Marbecc Enterprises Inc. since 2003; Marbecc Enterprises is a home building company in the custom home market in Arizona.  He is currently a partner/owner of a large Montana based trucking company, as well as several other large scale projects there.  Mr. Baltrusch also has served as managing member of One Call Construction Services LLC since 2010. Prior to his service with Marbecc, he was self employed, working as a plumbing contractor and homebuilder from 1990 to 2003.  Before 1990, Mr. Baltrusch was the owner of a large Alaska based trucking company.  He currently owns residential property in Rio Chico and thus is highly invested in the success of these developments.
